Our experience with Chuck Simpson... We drove out to Knoxville Tn. from Ca to look a property it did not pan out. My wife was flying out the next day to get back to work and I was going to drive home to Ca. That night my wife found another ranch in Tn, that looked good so she called the listing agent explained that I would be driving through that area the following day and would like to see the ranch. Chuck Simpson was the listing agent and is who she spoke to he had a showing the next day and could not show the house. That's what we figured being so short notice and all. ( The next Day) But what we did not expect was I will get you guys a showing I will work something out give me a few miniutes. Chuck called back and made it happen me and my wife where very impressed. A week later my wife was able to fly back out and see the ranch, again with very short notice Chuck found a way for her to see the ranch. Although the ranch did not work out we found a realtor we liked and knew this was our guy. Chuck has that can do attitude and will make it happen so after telling him the last ranch was not perfect Chuck got busy sent us multiple listings until we found our current Ranch. We located it outside of Chucks normal area but Chuck never hesitated researched the area drove out to meet my wife viewed the property and was there for us the whole way. Chuck after the sale came back on his own time a few months later to check on us and take drone pictures of the property who does that. I call him the best real estate agent in Tn and recommend him to my friends. So if you are looking for someone that has the attitude of it can be done and the glass is half full you have your guy. Chuck has a lot of knowledge of Tn and if you ask he will share it with you which was very helpful for us being from another state.

Chuck Simpson found the exact property we were looking for; 24 acres in Culleoka with a nice spring fed lake and 1/3 mile driveway off the road and approx 4500 square ft of living space. Being “ city folk” moving from Brentwood we knew nothing about rural living. A couple of days before closing Chuck discovered that a large section of our waterline was on the neighbors adjoining property. Chuck had the closing delayed until a permanent easement could written into the deed and properly recorded. The interesting part was this was not disclosed by the seller, but because Chuck knows everything there is to know about rural property, it saved us much trouble when he discovered the waterline situation. In my opinion, it would be foolish to use a realtor that sells homes in neighborhoods and has very little experience in farm, acreage properties. As fate would it my waterline burst and without permission from my absentee neighbor I was able to get a tractor in there to did big trench and rep the waterline.

I have been working with Mr. Simpson since November 2010 in my quest to locate a suitable farm property in central TN. I currently reside in central NJ, so it has been very helpful to have Mr. Simpson screen properties for me and provide guidance on suitable areas for a woman who will be living alone. Mr. Simpson also provided great guidance on the types of issues with which I should be concerned, such as schools, even though I have no children. I found Mr. Simpson tireless with his help and very personable to work with. He can also provide you with recommendations for inspectors, inspection types, and mortgage contacts, if you require them. He is very familiar with central TN and its people, the not so great areas, the areas to outright avoid and the expensive areas. I also found he was knowledgeable about the construction of homes (the cheap, the well-built, and the curb appeal amenities). He took pains to point out many items I would want to consider with respect to building codes, construction and security, such as exposed wiring, open junction boxes and tornado shelters. Finally, Mr. Simpson was willing to show me homes outside his normal service areas in conjunction with the Sellers' realtor. It has been a very positive experience, especially given it is my first buying experience and given the logistics of distance.

We had interviewed multiple agents before meeting with Chuck, but we knew by the end of our first meeting that he was the one we wanted to work with. Chuck on the other hand was like a close member of family. I never questioned his motives once during the process, and that’s very important to me. I’m sure that other people who’ve worked with Chuck feel the same way. After we met with Chuck the first time, I asked for 3 references of individuals that Chuck had worked with in the past. When I spoke with them on the phone, 2 of the 3 individuals surprised me by coming out and saying that they felt like Chuck was a member of the family and went into detail regarding why they felt this way (and the 3rd had nothing but good things to say either). Their testimonials were genuine and heartfelt; I’d never heard people express anything like that about anyone they did business with and it solidified what my fiancée and I were already thinking. Having said all that, let me be clear: even though Chuck is one of the friendliest individuals I’ve ever met, he was as tough as nails when it came to negotiating the best deal and ensuring that we were treated fairly during the purchasing process. Not only was he able to get the sellers to throw in several thousand dollars worth of furniture, appliances, and closing costs, but when (on the day before closing) the sellers were out of compliance a bit with one of the aspects of the contract that many people would consider relatively minor (but that were important to my fiancée and I), Chuck immediately contacted the seller’s agent and got the issue resolved quickly. Overhearing him during this call was an eye-opening experience for me. He has a nice, but firm manner of conflict resolution that people really respond well to. I think that anyone who has the opportunity to work with Chuck and doesn’t is really doing themselves a disservice. Purchasing a home is just too big of a financial undertaking to not have someone like Chuck in your corner. I can’t recommend him highly enough.
