Stage Your Home

WOW Your Buyers

Selling a home begins long before you stick that "For Sale" sign in the front yard, especially if you want to make good money on your sale. First, you've got to get your property in tip-top shape so you're sure to WOW some buyers. Here are some simple low-cost ways to ensure your home looks its best.

Start on the Outside

Do some landscaping

A little landscaping can go a long way! How does yours look? Are there low-hanging branches or overgrown bushes? Does the lawn need mowing or maybe seeding? Could your garden beds need mulching or some fresh flowers? If so, it's time to get to work!

Don't forget the outside

Next, take a good look at the outside of your home, paying attention to bigger details like the siding and the roof, as well as smaller things, like the garage door, the gutters, and any shutters. Don't forget walkways, too.

Make your porch welcoming

Welcome buyers into your home with a fresh coat of paint on your door, some new house numbers, and a bright welcome mat. A pot of flowers, if the season allows, is also a nice touch, as is a chair, if you've got the room.

Clean & Repair

Fix those issues

Don't let lingering maintenance problems cost you a sale when they surface in the home inspection! Do yourself a favor and take care of those issues long before you list. Not sure what a home inspection might uncover? Consider hiring your own inspector.

Declutter & tidy up

Too much stuff makes it difficult for a buyer to imagine their own personal belongings in your home—and can even cover up some of your home's best features! Plus, clutter can make spaces, such as closets or full rooms, seem smaller or more crowded.

Deep clean everything

Dirt and dust bunnies are no friends to home sellers! Break out the cleaning supplies—or hire a professional—and make sure there aren't any unwanted guests lurking about during your home showings.

Do Some Decoration

Depersonalize

When it comes to decorating, you want to aim for a neutral look that allows buyers to appreciate your home without being overwhelmed by your style, personality, or your own life on display. Take some time to remove personalizations like bright colors, themes, and personal photos.

Let in the light

Bright lights and sunshine sell homes! If you've got sunny rooms, open those windows and let in the light. In rooms that see less sunlight, you might consider upping the wattage in your bulbs, or even adding additional light sources, like table lamps.

Add simple decor

Bright pops of color, like accent pillows, throw blankets, or vases, can add a nice touch to room. Just be careful not to go overboard when decorating—keep it simple and keep it neutral above all else!
